Construction project management
Energiamaja Konsultatsioonid as the project manager functions as a representative of the customer. Our customer-based organization of work proceeds from the wishes of the customer and includes, if necessary, the following activities related to the construction process:
- Writing down the customer’s idea in legal form.
- Preparation of the detailed plan.
- Identification of technical possibilities
- Acquisition of design specifications.
- Finding designers, activities during the design stage.
- Obtaining approvals for the design from government agencies, applying for the building permit.
- Finding the builder(s) and activities of the construction stage.
- Construction supervision on the part of the customer.
- Acceptance of the construction and acquisition of the authorization for use.
- Activities during the warranty period.
Both in carrying out different procedures and in the provision of the entire service, Energiamaja Konsultatsioonid follows the sequence of activities and procedures according to logic, laws and technology. Starting or completion of any above-mentioned procedure presumes its acceptance by the customer.
Organizing construction procurement
Energiamaja Konsultatsioonid organizes procurement in the field of construction, taking into account the wishes of the customer and performing the following main activities depending on the type of the tendering procedure:
- Drawing up tender documents (incl. bases for contracts) and their co-ordination with the customer.
- Issue of tender documents to potential tenderers.
- Organisation of replies to the questions of tenderers and other activities related to the tendering procedure.
- Reviewing of tenders to verify the qualification of tenderers and conformity of tenders and making the respective proposals to the customer.
- Organisation of evaluation meetings.
- Organisation of the conclusion of the contract.
Owner`s construction supervision
The construction supervision service of the Energiamaja Konsultatsioonid consists of a set of services for the purpose of implementation of the wishes of the customer in accordance with laws and standards. Supervision is performed in the course of the entire construction process and it consists of the following activities:
- Supervision over the construction technology applied in the construction process, including the observance of the construction design, construction standards, quality, safety and maintenance requirements.
- Notification of the owner of the structure of any design errors revealed and shortcomings detected in the implementation of the works.
- Solution of technical issues emerging in the course of the construction and holding meetings on such issues.
- Inspection of the conformity of construction materials and products and the equipment installed with the construction design and quality requirements.
- Acceptance of construction works, parts of the structure or construction stages conforming to the construction design and quality requirements and formalisation of the necessary construction documents together with the builder.
- Participation in the timely documentation of the construction.
- Inspection of the observance of the precepts issued by supervisory officials to the building contractor.
- Participation in the organisation of the final review of the structure and in formalisation of the permission to use it.
